completion, with reasonable notice. Developer shall cure any defects or deficiencies found <br />by the Agency while conducting such inspections within ten (10) business days of written <br />notice thereof, or such longer period as is reasonable within the sole discretion of the <br />Agency. <br />11.20 Recertification of Tenant Income. <br />(a) Developer shall take all necessary steps to review the income of all <br />tenants prior to renting to them, as well as reviewing current tenants on an annual basis. <br />At a minimum, every fifth (5th) year, Developer shall require new original income <br />documents to be submitted by tenants. <br />(b) Developer shall allow the Agency to conduct periodic reviews of <br />tenant files and files relating to affirmative marketing and outreach to ensure the Project's <br />compliance with applicable regulations and guidelines. <br />(c) Agency assisted units continue to qualify as affordable housing despite <br />a temporary non-compliance caused by increases in the incomes of existing tenants if <br />actions satisfactory by the Agency are being taken to ensure that all vacancies are filled in <br />accordance with this section until the non-compliance is corrected. <br />11.21 Housing Opportunity Ordinance Requirements. Developer shall comply <br />with all other applicable requirements of the City's Housing Opportunity Ordinance, <br />including the following: <br />(a) Onsite Services: The Developer shall provide on-site services that <br />are available to the residents and shall report to the Agency <br />annually the services provided. <br />(b) Coordination with the WORK Center: The Developer and the <br />Property Manager shall coordinate with the City's WORK Center <br />to provide services and outreach to tenants, as well as provide <br />information on employment during the construction of the Project. <br />(c) Tenant Satisfaction Survey: The Developer shall complete and <br />submit to the Agency biennial tenant satisfaction surveys of <br />tenants. <br />(d) Rental Inclusionary Housing Manual: The Developer shall also <br />maintain compliance with the City's Inclusionary Housing <br />Manual for Rental Projects. <br />11.22 Controlling Covenants. If there is a discrepancy between local, state and <br />federal law with regard to any of the aforementioned covenants, the more stringent shall <br />apply. <br />12.
