(6) Affirmative Marketing. Prior to the issuance of a Certificate of <br />Occupancy, Developer shall prepare and obtain Agency's approval of an <br />affirmative marketing program for leasing the affordable units at the <br />Project. <br />(7) Crime Free Housing. Developer shall work with Agency staff to develop <br />a crime free housing policy, procedure, and design plan. <br />(8) Onsite Parking Management Plan. Developer shall provide onsite parking <br />for residents and visitors of the Project and actively monitor the parking <br />demand of the Project site. Developer shall continually monitor and take <br />appropriate measures to manage the parking demand of the Project site to <br />mitigate the use of offsite parking spaces on private or public properties <br />and/or right-of-way. Prior to issuance of a Certificate of Occupancy, <br />Developer shall submit a Parking Management Plan and obtain approval <br />from the Agency for said plan. <br />(9) Tenant Satisfaction Survey. The Developer shall complete and submit to <br />the Agency biennial tenant satisfaction surveys of tenants. <br />B. Rental Inclusionary Housing Manual. The Developer shall also maintain <br />compliance with the City's Inclusionary Housing Manual for Rental Projects. <br />C. Cure Period. If at any time the Agency determines that the Restricted Units are <br />not being managed or maintained in accordance with the approved Management Plan, Agency <br />shall provide Developer and Investor Limited Partner (as defined in the Agreement) with notice <br />thereof which notice shall include a reasonable cure period not less than thirty (30) days. If the <br />deficiencies are not cured within the cure period provided in the Agency notice, Developer shall <br />change the management agent or the practices complained of, upon receipt of written notice from <br />the City Project Manager. The City Project Manager may require Developer to change <br />management practices or to terminate the management contract and designate and retain a <br />different management agent. The management agreement shall provide that it is subject to <br />termination by Developer without penalty, upon thirty (30) days prior written notice, at the <br />direction of the City Project Manager. Within ten (10) days following a direction of the City <br />Project Manager to replace the management agent, the Developer shall select another <br />management agent or make other arrangements satisfactory to the City Project Manager or <br />designee for continuing management of the Restricted Units. <br />3.6 Supportive Services: <br />A. Onsite Services. The Developer shall provide on-site services that are available to <br />the residents and shall report to the Agency annually the services provided. <br />B. Application and Financial Preparedness. Developer shall submit for review and <br />approval by the Agency a booklet to inform interested persons regarding minimum application <br />and eligibility requirements and to assist interested persons with application and financial <br />12 <br />80A-152 <br />
