not Landlord has consented to die same, the rate of "All Risk" or other type of Insurance maintained by Landlord on or with respect to the Building and fixtures and property therein, shall be increased to an amount higher than it otherwlse would be, Tenant shall reimburse Landlord for all Increases or Landlord's insurance premiums so caused within ten (10) days after delivery orwritten demand therefor by Landlord.
