2.0 GENERAL SUMMARY OF ENVIRONMENTAL IMPACTS AND MITIGATION <br />MEASURES <br />2.1 Land Use <br />.b <br />The project would result in the demolition of Mainstreet <br />Center, rehabilitation of Fashion Square and provide a maximum <br />development of 3,100,000 square feet of office/retail commercial use <br />:a <br />�.: <br />and 1,200 hotel rooms on the site. The project is consistent with the <br />Community Shopping Center land use designation for the site while a <br />small portion of the site would require a zone change from R-1 (Single <br />Family Residential) to C-2 (General Commercial). The tenants of <br />Main Street Center and some Fashion Square tenants will require <br />relocation due to the project. The project would accomplish the <br />objectives of the Redevelopment Plan by revitalizing and restoring the <br />economic, physical and social health of the Redevelopment Project Area. <br />Without mitigation, the project would result in the loss of <br />!. <br />approximately 198 parking spaces used for parking for the KLST-owned <br />Fidelity Federal Savings building, but mitigation measures are available <br />which would allow that building to retain an acceptable level of parking <br />�- <br />spaces in accordance with City code standards. <br />4Ly <br />0 <br />Mitigation Measures <br />I. <br />(a) The project should be landscaped similar to or more <br />extensive than the existing landscaping in order to buffer the <br />Ib <br />development from surrounding residential areas as much as possible. <br />r <br />(b) All tenants displaced by the project will be provided <br />assistance in accordance with State law and Santa Ana Redevelopment <br />Agency policies. <br />IY <br />(c) The Agency and the Project Participants should offer KLST <br />" land (including the Agency owned land to the south of the Fidelity <br />Savings Building and a portion of the project site in the near vicinity) <br />75D-146 <br />
