5.0 DISCUSSION OF THE ENVIRONMENTAL SETTING, <br />IMPACTS AND MITIGATION MEASURES <br />i <br />5.1 Land Use <br />5.1.1 Environmental Setting <br />The existing land uses on the project site include Fashion <br />Square Shopping Center, Main Street Shopping Center, vacant land and a <br />442 foot by 446 foot three level parking structure that provides <br />approximately 1400 parking spaces and surface level parking lots. <br />Fashion Square covers approximately ±35.91 acres and has 51 stores <br />totalling 521,725 square feet of leasable area.* A map of the existing <br />Fashion Square Shopping Center showing the existing businesses is shown <br />in Figure 7. Mainstreet Center covers ±14.92 acres and has 163,403 <br />square feet of leasable area.** A map of existing Mainstreet Center <br />showing the existing businesses is shown in Figure 8. The vacant land <br />and surface level parking lots cover approximately ±12.71 acres. The <br />parking structure is located immediately west of Fashion Square Shopping <br />Center (refer back to Figure 4). Overall, the project site consists of <br />±63.54 acres. Surface level photographs of these existing on -site land <br />t <br />uses are shown in Figures 9 through 12. <br />i <br />The land uses surrounding the project site include the Garden <br />p <br />Grove Freeway, office buildings, and residential homes north of the <br />site. The City Limit boundary for the City of Santa Ana and the City of <br />Orange parallels the Garden Grove freeway along the north side of the <br />freeway. The office buildings and the residential homes north of the <br />Li <br />Garden Grove Freeway are within the City of Orange. East of the site is <br />the Town and Country Center, a vacant 18-acre parcel of land, Polly's <br />Pie restaurant, residential homes, and commercial uses. The Town and <br />Country Center is within the City of Orange.
