-, A key feature of detailed planning and develeopment of the <br />i Mixed Use Corridors will be the integration of land uses, pedestrian <br />,I walkways, open spaces and building configurations with key transit <br />routes and their associated stations or stops.* <br />Li <br />One land use implementation policy that pertains to this <br />project is: <br />Encourage higher density residential, office and commercial <br />uses in Mixed Use Corridors. <br />The Implementation Programs that are applicable to this <br />project include: <br />- Upgrade the economic and physical vitality of existing <br />shopping centers. <br />- Upgrade marginal or poorly -located commercial strips <br />through design plans and implementation programs. <br />- Utilize appropriate economic development programs to <br />assist in the financing, upgrading and recycling of <br />commercial uses. <br />- Promote the Main Street and First Street corridors as <br />locations for higher density mixed use development. <br />- Adequately zone land and prepare development plans for a <br />major new linear activity center between the Downtown and <br />Fashion Square. <br />- Prepare specific plans for the Mixed Use Corridors. <br />* City of Santa Ana General Plan, October, 1982. <br />75D-1 98 <br />
