a <br />L'1 <br />is <br />The Agency will assist all persons (families, business <br />concerns, and others) displaced by the project in finding other <br />locations and facilities. The Redevelopment Agency will provide <br />displaced tenants with relocation payments to compensate for moving <br />expenses and assistance in finding new locations. The Agency <br />administers such assistance in accordance with State law and regulations <br />and as a matter of policy in accordance with the H.U.D. regulations that <br />implement the Uniform Relocation Assistance and Real Property <br />Acquisition Policies Act of 1970 (called the "Uniform Act"). <br />Some of the displaced businesses may relocate while some may <br />go out of business. If a business relocates, it may suffer financially <br />from lost sales during the period that the business is relocating. <br />Depending upon the individual business, this financial loss may or may <br />not be significant. In addition to lost sales, the business may also <br />experience reduced clientele at its new location. If a business <br />relocates in the same general area as the proposed project, then it <br />probably will not suffer from reduced clientele and sales. <br />The project will be developed in several phases providing up <br />to a maximum of 3,100,000 square feet of commercial -office use and 1,200 <br />hotel rooms. Construction of the project is expected to begin in <br />mid-1983 and be completed by 1989. <br />The project would meet the intent and the policy of the Mixed <br />Use Corridor land use designation. The project would provide important <br />employment and shopping needs to the City of Santa Ana as well as other <br />cities. The project could provide support facilities for the Industrial <br />Districts, although the project is removed from these areas. The <br />project would integrate land uses, pedestrian walkways, open space and <br />building configurations with key transit routes and bus stops located <br />along Main Street. <br />The project would meet one of the implementation policies by <br />providing high density office and commercial uses. <br />75D sq 94 <br />
