KimleyOHorn <br />Mr. Oliver Robinson, May 2, 2019, Page 6 <br />MainPlace Mall Specific Plan Parking <br />PROPOSED MAINPLACE MALL SPECIFIC PLAN DEVELOPMENT <br />AND PARKING STANDARDS <br />MainPlace Mall Specific Plan <br />The MainPlace Mall Specific Plan proposes the following changes to the approved entitlements <br />for MainPlace Mall: <br />Table 7 <br />MainPlace Mall <br />Summary of Approved and Proposed Land Uses <br />Land Use <br />Currently <br />Entitled <br />Proposed <br />Difference <br />Commercial SF <br />1,509,255 <br />1,400,000 <br />109,255 <br />Office SF <br />1,500,000 <br />750,000 <br />750,000 <br />Hotel Rooms <br />400 <br />400 <br />0 <br />Residential DU <br />0 <br />1,900 <br />DU = Dwelling Unit <br />As shown in the last column, the proposed plan would reduce the commercial and office <br />square footage, and would add 1,900 multi -family residential units. <br />Recommended Parking Standards for MainPlace Mall <br />The approved parking standards for MainPlace Mall were presented previously on Table 2. <br />The following presents a proposed approach to the parking standards to be adopted for the <br />MainPlace Mall Specific Plan. <br />Mall Uses <br />The approved parking standard for the Mall Uses (retail, restaurant, and cinema) is currently <br />3.75 - 4.0 spaces per 1,000 Net Square Feet. As pointed out earlier, this parking standard has <br />been a source of ambiguity, since the number of required parking spaces for the Mall are <br />expressed as a single number, not as a range; and the Project entitlements are expressed in <br />Gross Floor Area, not Net Square Footage. <br />It is recommended that the parking standard for the Mall Uses be simplified to a single parking <br />ratio, rather than a range; and that the standard be adjusted to apply to Gross Floor Area, <br />rather than Net Square Footage, consistent with other parking standards. <br />765 The City Drive, Suite 200, Orange, CA 92868 714 939 1030 <br />75D-585 <br />
