MEMORANDUM - wy4 <br />a — <br />To: Ali Pezeshkpour, Principal Planner <br />Planning & Building Agency Date: May 8, 2019 <br />Ehab Elias, Assistant Engineer NPDES PRIORITY PROJECT <br />From: Public Works Agency <br />Subject: DP #2018-17RR AT 2800 NORTH MAIN STREET; AP #002-210-48, 002-221-27, 002-221-28 <br />(Macy's), 002-221-30, 002-221-51, 002-221-52, 002-222-01 <br />PURPOSE: MAINPLACE SHOPPINGTOWN, LLC PROPOSES A MASTER PLAN TO <br />ENTITLE UP TO 1,900 NEW RESIDENTIAL UNITS AS PART OF MASTER <br />PLAN PREVIOUSLY ANALYZED IN 1983 AND AGAIN IN 2000 THAT ALSO <br />INCLUDED UP TO 400 HOTEL ROOMS, 1,400,000 SQUARE FEET OF <br />RETAIL SPACE, AND UP TO 750,000 SQUARE FEET OF OFFICE SPACE. <br />THE PROJECT REQUIRES APPROVAL OF A NEW SPECIFIC <br />DEVELOPMENT (SD) ZONING DISTRICT AND AN EIR ADDENDUM.. <br />PROJECT: MAINPLACE MALL REVITALIZATION MASTER PLAN <br />The Public Works Agency has reviewed the proposed project. To ensure that the requirements of <br />the Santa Ana Municipal Code are met, the developer must obtain approvals from the Public <br />Works Agency at four different phases of the development process — 1) Prior to Site Plan <br />Approval (Including Tentative Map Approval); 2) Prior to the recordation of final map; 3) <br />Prior to Submittal into Building plan check; 4) Prior to Issuance of a Building Permit; and <br />5) Prior to release of utilities or a certificate of occupancy. The details of all approvals are as <br />follows: <br />A. Prior to site plan approval (Including Tentative Tract Man Approval), complete the <br />following: <br />1. The Public Works Agency is providing site plan review comments identifying the major <br />components required for this project which will provide further direction for <br />construction/implementation as deemed necessary, but not limited to, the Environmental <br />Impact Report (E.I.R.) Addendum, as well as Traffic Impact Analysis, Drainage Study, <br />Hydrology/Hydraulics Study, Water Demand Study, Water Supply Assessment Study, <br />Sewer Feasibility Study, and Preliminary Water Quality Management Plan if applicable at <br />the sole expense of developer/applicant. <br />.;, <br />e <br />.. <br />75D-99 <br />
