The addition of any new onsite development would create <br />new sources of noise, such as: mechanical equipment (i.e., trash compactors, air <br />conditioners, etc.); delivery trucks on the Project site, and approaching and leaving the <br />loading areas; activities at the loading areas (i.e., maneuvering and idling trucks, <br />loading/unloading, and equipment noise); parking areas (i.e., car door slamming, car <br />radios, engine start-up, and car pass -by); and traffic noise. <br />Onsite Sensitive Receptors <br />The Specific Plan's development regulations require that the proposed residences are <br />designed to limit the interior noise caused by other onsite or nearby uses, including from <br />mechanical equipment, delivery trucks, commercial uses, parking facilities, and nearby <br />roadways, to meet City noise standards of a maximum of 45 dBA in any habitable room <br />with windows closed. The Specific Plan's development regulations state that proper <br />design may include, but shall not be limited to, building orientation, double or extra - <br />strength windows, wall and ceiling insulation, and orientation and insulation of vents. <br />Further, the Specific Plan Design Guidelines require open space to be strategically <br />placed throughout the Project site locations that are not impacted by ambient noise <br />sources, as follows: <br />105 <br />
