City of Santa Ana Addendum to the <br />MainPlace Mall Transformation Project Fashion Square Commercial Center Final EIR <br />As described previously, the 1983 EIR determined that buildings of varying in height <br />could cast shadows on 3 surrounding residential areas (referred to as Residential Areas <br />A through C shown on Figure 16) and that proposed buildings on the Project site would <br />need to be evaluated to determine if shade and shadow to residential areas would <br />occur. As such, this information follows: <br />Residential Area A is located southeast of Main Street at Memory Lane. At the <br />time of the 1983 EIR, residential development was located north of the Santiago <br />Creek Trail. This area on the southeast corner of the intersection of Main Street <br />at Memory Lane is now developed with a 10-story office building and 4-story <br />parking structure. <br />Table 23 of the 1983 EIR indicates that a 21-story building would need to be <br />setback approximately 500 feet from the Project site boundary to preclude <br />shadows. At its nearest point, on -site development would be approximately 1,000 <br />feet from existing off -site single-family residences to the southeast of the Project <br />site on N. Spurgeon Street and E. Virginia Avenue. Due to the distance between <br />the Project site and the residences, no shade/shadow impacts would occur in <br />Residential Area A. No new impact would occur. <br />Residential Area B is located southwest of the Project site and west of the 1-5. <br />The 1983 EIR described that "A building between 8 and 19 stories tall could be <br />126 <br />
