City of Santa Ana Addendum to the <br />MainPlace Mall Transformation Proiect Fashion Square Commercial Center Final EIR <br />2.1 PROJECT LOCATION <br />The Project is located at 2800 N. Main Street in the northernmost portion of the City of <br />Santa Ana. The location of the Project site is shown in its regional setting on Figure 1, <br />Local Vicinity. A site plan for the existing site is provided on Figure 2, Exiting Site <br />Configuration. <br />The 49.04-acre Project site is generally bordered on the north by State Route 22 (SR- <br />22); on the south by Main Place Drive and commercial development south of Main <br />Place Drive; on the east by N. Main Street; and on the west by Interstate 5 (1-5). The <br />Project site includes the following Assessor's Parcel Numbers: 002-210-48, 002-221-27, <br />002-221-28, 002-221-30, 002-221-51, 002-221-52, 002-222-01. <br />Primary arterial access to the Project site is from N. Main Street, Town and Country <br />Road, and Broadway, which provide access to 1-5 and SR-22. A four -lane perimeter <br />access road, Main Place Drive, serves as a ring road around the north, west, and south <br />sides of the existing MainPlace Mall and its parking areas, and connects to the <br />surrounding street system in four locations. In addition, South Bedford Road is a two- <br />lane local roadway provides access to the northern portion of the site by connecting <br />West La Veta Avenue and Main Place Drive. <br />2.2 EXISTING LAND USES <br />The Project site has served as a shopping destination since 1958 when the area was <br />known as the Santa Ana Fashion Square. In 1987, the majority of the Fashion Square <br />was re -envisioned into what is currently MainPlace Mall. The total existing building area <br />on the Project site is comprised of 1,130,000 square feet of commercial uses within an <br />enclosed 2- to 3-story mall building. There are 4,882 parking spaces in 6 surface <br />parking lots and three 2- to 3-story parking structures. See Figure 3, Existing Site <br />Photos. <br />The Project site has a General Plan land use designation of District Center. The existing <br />zoning is General Commercial (C2), which includes a range of commercial uses as well <br />as all of the uses allowed in the Community Commercial (Cl) zone. <br />Land uses surrounding the Project site are predominantly comprised of large roadways, <br />freeways, and commercial uses, with limited residential uses in the vicinity, as detailed <br />below: <br />North: The site is bordered by SR-22 on the north, with single-family residential <br />and office uses beyond, in the City of Orange. <br />South: The site is bordered by Main Place Drive on its southern edge, that is <br />developed with an office building, hotel, restaurant, and other commercial uses. <br />13 <br />
