ELAN PROJECT <br />WATER SUPPLY ASSESSMENT <br />2. INTRODUCTION <br />2.1 PROJECT DESCRIPTION <br />NOVEMBER 2, 2017 <br />The Elan Project is a 6.4-acre residential and commercial project located in the City of Santa <br />Ana. The Project address is 1660 E. First Street, Santa Ana which is located north of E. Chestnut <br />Avenue, south of E. First St, east of S. Lyon St and west of Elk Ln next to the Santo Ana Zoo. See <br />Figure 1 for a vicinity map of the proposed Project. The proposed Project will replace an existing <br />hotel (Elks Lodge) and associated surface parking lot. The northern portion of the Project is <br />currently vacant. <br />The Project includes the development of two buildings with 601 residential units comprised of <br />21 studios, 280 one -bedroom apartments, 256 two -bedroom apartments and 43 three - <br />bedroom apartments. In addition, 9,519 sf of commercial space will be included that will <br />provide a live/work opportunity for some of the one -bedroom apartments. <br />The majority of the parking for the Project will be located within two (2) levels of subterranean <br />parking structures located below the two residential structures. Amenities of the Project include <br />fitness/yoga areas, an artist's gallery, a pet spa, courtyards and other lounging areas. <br />Approximately 56,730 SF of publicly accessible open space is provided through common areas <br />and courtyards. This WSA compares the existing water demand <br />of the Project site to the proposed water demand of the Project and to the City of Santa Ana <br />regional water supplies and demands through 2040. <br />FuSCOE ENGINEERING, INC. <br />
