One Broadway Plaza Findings and Facts in Support ofFindings <br />Environmental Impact Report <br />spreading, subsidence, liquefaction or collapse because there are no substantial deposits of these <br />soils on the project site. <br />The proposed project will not be located on expansive soil, as defined in Table 18-1-B of the <br />Uniform Building Code (1994) because expansive soils do not exist or will be removed from the <br />site during construction. Therefore, the proposed project will not create a substantial risk to life or <br />property. <br />Project generated wastewater will be removed from the project site by a sewer system. Therefore, <br />the site soil will not need to support the use of a septic tank. <br />4.3.6 Hazards and Hazardous Materials <br />The proposed project is not on a site which is included on a list of hazardous materials sites <br />compiled pursuant to Government Code Section 65962.5 and, as a result, would not create a <br />significant hazard to the public or the environment. <br />The proposed project is not located in the vicinity of a private airstrip. <br />The proposed project is on a developed block of land in an urban area. Therefore, the project will <br />not expose people or structures to a significant risk of loss, injury or death involving wildland fires, <br />including wildland fires that occur on land adjacent to urbanized areas or where residences are <br />intermixed with wildlands. <br />4.3.7 Hydrology and Water Quality <br />The proposed project will use existing supplies of domestic water and will discharge project <br />wastewater to an existing sewer system. Therefore, the project will not violate any water quality <br />standards or waste discharge requirements. <br />The proposed project will use existing supplies of domestic water and is located on less than <br />five acres of land. Therefore, the project site will not substantially deplete groundwater supplies or <br />interfere substantially with groundwater recharge such that there would be a net deficit in aquifer <br />volume or a lowering of the local groundwater table. <br />The proposed project is a commercial project and will not place housing within a 100-year flood <br />hazard area as mapped on a federal Flood Hazard Boundary or Flood Insurance Rate Map or other <br />flood hazard delineation map. <br />The project site is not within a 100-year flood zone and will not place structures that would impede <br />or redirect flood flow within a 100-year flood hazard area. <br />The proposed project will not expose people or structures to a significant risk of loss, injury or death <br />involving flooding, including flooding as a result of the failure of a levee or dam because the project <br />site is not in an area subject to inundation should one of these structures fail. <br />Uvfregoso/wp51/reports/One Broadway final findings Page 41 <br />June 28, 2004 <br />
