LAND USE ELEMENT <br />• The Museum District located between the Downtown and Main Place <br />District Centers is proposed as a major office/cultural center which will be <br />developed over the next 15 to 20 years. The area will focus upon the <br />expanded Bowers Museum, the Discovery Science Center and the <br />construction of additional museums and cultural centers. <br />• The Downtown Central Business district serves as one of the County's <br />major employment and governmental operations centers. <br />• The South Coast Metro area serves as a regional retail shopping area <br />which includes a range of commercial services and office projects. <br />• The Hutton Center/MacArthur Place District Center contains an <br />existing office/hotel complex, and a proposed major mixed use project <br />which will include a professional office complex with supporting <br />commercial and residential components. <br />District Centers are considered to be the City's "major development areas." <br />The most intense development in the City is targeted to these areas. The <br />East First Street/Tustin Avenue corridor is a major development area even <br />though it is not a designated District Center. This area has developed over the <br />years as a prime office corridor and major employment area. The PAO <br />designation facilitates the continued development of this area with high <br />intensity, high quality regional office projects. <br />Pagc 17 of 28 <br />
