One Broadway Plaza <br />Environmental Imvac <br />Findings and Facts in Support ofFindings <br />Changes or alterations have been required in, or incorporated into, the project which avoid or <br />substantially lessen the significant environmental effect as identified in the EIR. <br />4.1.2.3 Facts in Support of the Finding Related to Lone Tenn NOx Emissions <br />Implementation of mitigation measures AQ-16 to AQ-32, below, will substantially lessen the <br />adverse operations impacts of the One Broadway Plaza project related to long term emissions of <br />NO,. However, these measures will not reduce this significant adverse impact of the project to <br />below a level of significance. <br />AQ-16 Schedule truck deliveries and pickups during off -peals hour. <br />AQ-17 Provide adequate ingress and egress at all entrances to public facilities to minimize vehicle <br />idling at curbsides. <br />AQ-18 Provide dedicated turn lanes as appropriate and provide roadway improvements at heavily <br />congested roadways. <br />AQ-19 Provide on -site services. <br />AQ-20 Improve thermal integrity of the buildings and reduce thermal load with automated time <br />clocks or occupant sensors. <br />AQ-21 Install energy efficient street and parking lot lighting. <br />AQ-22 Comply with the AQMP Miscellaneous Sources PRC-03 to reduce emissions of restaurant <br />operations. Introduce efficient heating and other appliances, such as water heaters, <br />cooking equipment, refrigerators, furnaces and boiler units. Also, incorporate appropriate <br />passive solar design and solar heaters. This measure is intended to reduce VOC and PMio <br />emissions. <br />AQ-23 Provide lighter color roofing and road materials and tree planting programs to comply <br />with the AQMP Miscellaneous Sources MSC-01 measure. <br />AQ-24 Provide local shuttle and transit shelters and ridematching services to comply with <br />Advanced Transportation Technology ATT-02. <br />AQ-25 Ensure efficient parking management. <br />AQ-26 Provide preferential parking to high occupancy vehicles and shuttle services. Also, <br />designate additional car pool or vanpool parking. <br />AQ-27 Employers should provide variable work hours and telecommuting to employees to <br />comply with Advanced Transportation Technology ATT-01. <br />AQ-28 Provide dedicated parking spaces with electrical outlets for electrical vehicles. <br />U/vfregoso/wp51/reports/0ne Broadway final findings Page 11 <br />June 28, 2004 <br />
