(3) Security patrol in the residential neighborhood and Santiago Park <br />a. Patrol area: Project, Park Santiago and Park Santiago area <br />as depicted on attached Exhibit "H" <br />b. Type of patrol: Periodic roving security twenty four (24) <br />hours a day. <br />c. Term: 55 years subject to annual review during which <br />review it may be determined that such term shall end earlier. <br />(4) Neighborhood entry monuments will be installed and OWNER. <br />(d) Park Santiago Historic District. Provided the <br />members of the Santiago Park Neighborhood Association support creation of a Park <br />Santiago Historic District, OWNER shall perform all tasks necessary and pay all <br />expenses and fees, not to exceed one hundred fifty thousand dollars ($150,000), <br />associated with processing an application for the designation of the Santiago Park <br />Neighborhood Association as a historic district on the City’s Historical Register. <br />(e) Park Santiago Public Improvements, Traffic <br />Calming Contribution. OWNER shall construct or provide funding in the amount <br />estimated $XXXX and not to exceed $500,000 to the CITY to fund all reasonable <br />costs associated with following public improvements or The OWNER instead shall <br />have the absolute right to construct these aforementioned improvements at OWNER’s <br />sole discretion, including but not limited to the analysis, design, engineering, <br />construction and inspection/administration of: <br />(1) Santiago Park neighborhood improvements at up to three <br />locations on Edgewood and/or Bush Street to achieve traffic calming and traffic diversion. Improvements <br />may be based on input from the Santiago Park Neighborhood Association and may include, but not be <br />limited to, bulb-outs, traffic circles and medians within the neighborhood streets. <br />(2) Santiago Park Neighborhood entry monuments at Main <br />Street/Edgewood Road, Santa Clara Avenue/Lincoln Avenue, and Santiago Street/17th Street based on input <br />from the Santiago Park Neighborhood Association. <br />(3) Street lighting enhancements within the Santiago Park <br />Neighborhood. <br />(4) A street light at the Santiago Park Drive / Main Street intersection. <br />(5) Decorative concrete pavement within the intersection of Main <br />Street/Walkie Way and Main Street/Santiago Park Drive. <br />4.2.2 Public Improvement Maintenance Agreement. In the event the land <br />swap between OWNER and CITY, that is currently being considered, does happen, then prior <br />to receipt of Certificate of Occupancy, or such later date as the land swap is completed, <br />OWNER shall enter into a Maintenance Agreement for OWNER to maintain, pursuant to CITY <br />standards, the Santiago Park Drive improvements installed pursuant to this Agreement <br />2-133
