(c) Planning and Building Agency <br />(d) Community Development Agency <br /> <br />12. Emergency Evacuation Plan. Developer shall submit and obtain approval of an Emergency <br />Evacuation Plan (the “EEP”) from City Police and Fire Protection agencies prior to issuance of a <br />Certificate of Occupancy. Up-to-date 24-hour emergency contact information for the on-site <br />personnel shall be provided to the City on an ongoing basis and the approved EEP shall be kept <br />onsite and also be submitted to the following City Agencies: <br />(a) Police Department <br />(b) Fire Department <br />(c) Planning and Building Agency <br />(d) Community Development Agency <br /> <br />13. Crime Free Housing Plan. Applicant shall work with City Staff to develop a crime free housing <br />policy, procedure, and design plan (the “CFH Plan”) and shall submit and obtain approval from the <br />Planning and Building Agency of the CFH Plan prior to issuance of the Certificate of Occupancy. <br />The approved CFH Plan shall be implemented and administered by Property Management. The <br />approved CFH Plan shall be implemented, adhered to, and be enforced by the Project at all times. <br /> <br />14. Onsite Parking Management Plan. Developer shall provide onsite parking for residents and <br />visitors of the Project and actively monitor the parking demand of the Project site. Developer shall <br />continually monitor and take appropriate measures to manage the parking demand of the Project <br />site to moderate the use of offsite parking spaces on private or public properties and/or right-of- <br />way. Prior to issuance of the Certificate of Occupancy, Developer shall submit and obtain approval <br />from the PBA a Parking Management Plan (the “PMP”) meeting the requirements of this Condition. <br />The approved PMP shall be adhered to and be enforced by the Project at all times. <br /> <br />15. Good Neighbor Policy. The Applicant shall submit for review and approval by the Planning <br />Division a good neighbor policy implementation plan that will provide a process for the <br />neighborhood to report nuisance issues to the property management to help manage and address <br />potential nuisance issues including but not limited to noise, lighting, property maintenance, parking <br />overflow into the street and neighborhood, and landscape maintenance. <br /> <br />16. Parking Ratio. Increase number of spaces or capacity to increase the onsite ratio of parking, <br />including the use of valet parking, to an equivalent of two (2) spaces per unit. <br /> <br />17. Privacy along east property line. To ensure maximum privacy screening between the project site <br />and the residential uses along the eastern property, the Applicant is constructing an eight (8) foot <br />tall property line decorative block wall. In addition to this wall, and installation and maintenance <br />of all existing mature trees along the eastern property line, all windows facing the eastern property <br />with a direct line of sight to the adjacent properties bordering the eastern property line shall be <br />design incorporating opaque view obscuring glass. <br /> <br />18. Protect and Preserve Existing Mature Trees along the Eastern Property Line. To ensure <br />maximum privacy screening between the project site and the residential uses along the eastern <br />property, the Applicant shall protect and preserve all existing mature trees along the east property <br />line. <br /> <br />2-157
