<br />(d) East setback. A minimum setback of forty (40) feet shall be provided between the property line and buildings. <br /> <br />SECTION 10 – Off-street parking standard in Specific Development No. 93 <br /> <br />(a) The minimum off-street parking requirements for the project are as follows: <br />(1) Capacity for of a minimum of 2.0 spaces per unit (952 total spaces) shall <br />be provided. <br /> <br />(2) Parking stalls shall not be less than eight (8) feet six (6) inches wide and eighteen (18) feet long, except as noted in subsections 41-1320(c) and <br />(d). Where double-striping is required, the width of stalls shall be <br />measured from lines midway between each pair of stripes. Structural, <br />mechanical, utility or similar appurtenances are only permitted adjacent <br />to required stall areas if the required width of the stall is increased at <br />least six (6) inches and if the appurtenance is not located so as to <br />interfere with safe and free parking movement, car door opening, or of <br />visibility. (3) Aisles to and from parking stalls shall not be less than: Twenty-three (23) feet wide for 90-degree parking. <br /> <br />(4) Drive aisles shall not dead-end; if all stalls are occupied a turn-around <br />method be provided. <br /> <br />(5) The interior of the parking structure without natural lighting shall be painted white and contain sufficient lighting for security and safety. <br /> <br />(6) A minimum of ten (10) bicycle spaces shall be provided onsite. The design and materials shall comply with the approved materials board submitted for the project during building plan check. (7) Prior to issuance of the first certificate of occupancy a parking management plan shall be submitted to the Planning Division for <br />review, identifying parking per unit, and guest parking. The plan is <br />subject to approval of the Planning Manager. The developer shall <br />provide onsite parking for residents and visitors of the Project and <br />actively monitor the parking demand of the Project site. Property owner <br />shall continually monitor and take appropriate measures to manage the <br />parking demand of the Project site to mitigate the use of offsite parking <br />spaces on private or public properties and/or right-of-way. <br /> <br />SECTION 11 – Vehicular Access in Specific Development No. 93 <br /> <br />(a) There shall be one driveway for vehicular entry along Main Street. <br /> <br />(b) The Emergency Vehicular Access Lane (Fire Lane) with access to Edgewood Road <br />shall be gated per Orange County Fire Authority and City Public Works Agency <br />2-198
