(c) Public Art. Public Art shall be install, and maintained a public art project with a value <br />equivalent to one-half of one percent (0.5%) of the total construction cost of the Project. <br />Total construction cost shall mean all design, engineering and construction costs <br />including the land value or land acquisition costs. A public art plan shall be prepared <br />and submit to the City and the approved art shall be installed prior to issuance of a <br />Certificate of Occupancy for the Project. <br /> <br />(d) Storage. A minimum of 250 cubic feet of storage shall be provided with minimum <br />dimensions of 4 feet by 8 feet per unit. <br /> <br />(e) Hardscape materials. Enhanced paving materials shall be installed at the Main Street <br />driveway entrance. The actual paving materials shall be approved by the Planning <br />Division. <br /> <br />(f) Lighting standards/fixtures. The light fixtures are to integrate design elements of the <br />building and landscape architecture. Lighting is to be designed to confine the direct <br />rays of the artificial lighting within the boundaries of the development. Specifications <br />of light standards/fixtures and photometrics plan shall be submitted to Planning <br />Division for approval. <br /> <br />(g) Mechanical Equipment, Appurtenances, and Conduits. All mechanical equipment and <br />all supporting appurtenances and conduits shall be screened from view within <br />designated rooms, inside walls, behind parapets, or through a combination of landscape <br />and hardscape materials. <br /> <br />(h) Trash Enclosures. Trash bins shall be stored in designated trash enclosures. There shall <br />be an onsite designated trash staging area only to be used on service days and the <br />staging area and bins shall not disrupt vehicular use of the driveway. The minimum <br />requirements needed to service the location shall be clearly indicated on the plans and <br />subject to the approval of the Public Works Agency. <br /> <br />SECTION 16 – Secondary Vehicular Access for Specific Development No. 93 <br /> <br />(a) The applicant has proposed secondary vehicular access via Walkie Way/Park Santiago <br />Drive and Main Street and using a portion of Santiago Park, any park property utilized <br />for access into the Project shall be replaced with equivalent land (equal in size and <br />appraised value) as required by the Land and Water Conservation Fund grant <br />conditions. The applicant shall pay for sole cost and expense, prepare any and all <br />documents required by the Land and Water Conservation Fund for review and <br />submission to the State of California. <br />(b) Traffic Signal Modification for the Walkie Way/Park Santiago Drive and Main Street <br />intersection shall include relocate poles, relocate/upgrade traffic cabinet, install conduit <br />and wiring, Accessible Pedestrian Signals pedestrian push buttons, vehicle/bike video <br />detection and signing and striping as needed to accommodate the proposed entrance to <br />the development. The design and improvements for the vehicular access shall be solely <br />at the Developer’s expense. <br />2-201
