Based on the above findings, we conclude that based on the application of the 95th <br />Percentile “design-level” parking ratio of 1.61 derived from twelve (12) <br />comparable sites, adequate parking would be provided on site to accommodate the <br />proposed Project. <br />6. Given these parking demand analysis results, we conclude that the Project’s <br />proposed parking supply of 452 spaces is more than adequate when compared to <br />the requirements of City Code (code surplus of 73 spaces) and application of <br />comparable parking ratios from twelve (12) sites within the cities of Fullerton, <br />Orange, Santa Ana, Irvine, Costa Mesa, Monrovia, Laguna Niguel and Pasadena <br />(minimum surplus of 88 spaces). <br />We appreciate the opportunity to prepare this parking analysis for Legacy Sunflower <br />Apartments.
