SECTION 3 — Uses permitted in Zone 1 <br />The following uses are permitted in the SD-93 district: <br />(a) A maximum of 256 multiple -family dwelling units not exceeding a density of 58 <br />dwelling units/acre. <br />(1) The unit mix shall be comprised of: <br />a. 70% studio and one -bedroom units <br />b. 30% two -bedroom and three -bedroom units <br />(2) Unit square footages ranging from <br />a. 556 to 592 square foot studios <br />b. 633 to 930 square foot one -bedrooms <br />c. 909 to 1,179 square foot two -bedrooms <br />d. 1,362 square foot three -bedrooms <br />(b) Home occupations, pursuant to section 41-192.1 of the Santa Ana Municipal Code. <br />(c) Accessory recreational rooms, dog wash, club room, fitness room, wellness center, bike <br />rooms, pools and spas for residential use. <br />SECTION 4 — Uses subject to a conditional use permit in Zone 1 <br />(a) Childcare facilities caring for more than eight (8), but no more than fourteen (14) <br />children. <br />SECTION 5 —,Uses permitted in Zone 2 <br />(a) Surface parking lot with 180 spaces (approximate 1.4 acre lot) to be used by a <br />commercial, museum, or professional offices uses. <br />(b) Parking may be shared with the residential development through a shared parking <br />agreement. <br />(c) All other uses and/or structures are prohibited. <br />SECTION 6 — Maximum permitted floor area ratio (FAR) <br />The maximum authorized building intensity for the 2525 North Main Street project is a floor <br />area ratio (FAR) of 1.43, including residential areas, community -serving areas (e.g., leasing <br />office, gym and club room) and interior corridors. <br />SECTION 7 — Minimum lot size in Specific Development No. 93 <br />The minimum lot size is 1.4 acres. <br />2of12 <br />11 A-75 <br />
