Warner Redhill Mixed -Use Development Project <br />August 18, 2020 <br />Page 4 <br />The project site will contain four large, multi -level parking structures wrapped by the project's four <br />primary mixed-use/residential structures (Buildings A, B, C, and D). These structures will contain <br />parking for residents, residential visitors, and customers and employees of the commercial <br />components. The project will provide 2.0 parking spaces per residential unit and 5 spaces per <br />1,000 square feet of gross commercial area, for a total of 2,600 parking spaces. Additional <br />parking details are provided in Table 3: Onsite Parking. <br />Of the 2,600 parking spaces provided, a total of 2,375 will be actual parking spaces, with 2,036 <br />residential stalls and 339 commercial stalls. Through mandatory onsite valet service, the 339 <br />commercial stalls will be configured to allow up to an additional 61 valet stalls, achieving the <br />commercial parking ratio of 5 spaces per 1,000 square feet (1 per 200 sq. ft.). In select areas in <br />Buildings A, B and C, the 2,036 residential stalls will be retrofit to contain 164 parking lifts, which <br />will result in a residential parking ratio of 2.0 spaces per unit. The <br />PMP also details how valet services will meet the commercial component's customer and <br />employee needs for onsite parking, for example when the project site's surface parking area <br />reaches full capacity. <br />Architecture, Open Space, & Amenities <br />The project's five buildings are designed in a cohesive manner with unifying materials, floor <br />heights, and articulation using contemporary architecture in an "industrial tech" style. High -quality <br />building materials will ensure long-term durability and maintaining a high value project, including <br />metal trim, awnings, railing, slats, and cladding; brick veneers and high -quality light sand finish <br />stucco; glass railing; and poured concrete forms. Onsite furniture and details, such as lighting, <br />waste receptacles, benches, tables, and open space areas, have been designed to complement <br />the site's contemporary architecture. High ground -floor window and ceiling heights will contribute <br />to the high -quality commercial component of the project site, which has been designed to create <br />75C-4 <br />
