You may wish to consider what 12 <br />airport annoyances, if any, are associated with the property before you complete <br />your purchase and determine whether they are acceptable to you. " <br />Additionally, we recommend that the DEIR include the City's maximum allowable <br />building height for the proposed project area as permitted through the City's General Plan <br />or Zoning Code. Because the proposed project site is located under the aircraft approach <br />corridor and conical surface for JWA, we request that the DEIR discuss maximum <br />building heights and existing ground elevation to address whether the proposed project <br />remains below the imaginary surfaces for JWA. It is also recommended that the DEIR <br />address land use compatibility impacts, safety impacts, visual impacts and outdoor <br />recreational area impacts given the project's location within the JWA primary aircraft <br />approach corridor, including the impacts of approving multi -family residential units at <br />this project site. <br />The Draft EIR should also identify if the project will be impacted by helicopter overnight <br />due to the close proximity of helicopter arrival and departure operations at JWA and if <br />the project allows for heliports as defined in the AELUPfor Heliports. Should the <br />development of heliports occur within your jurisdiction, proposals to develop new <br />heliports must be submitted through the City to the ALUC for review and action pursuant <br />to Public Utilities Code Section 21661 5 Proposed heliport projects must comply fully <br />with the state permit procedure provided by law and with all conditions of approval <br />imposed or recommended by FAA, by the ALUC for Orange County and by <br />Caltrans/Division of Aeronautics <br />As you know, because this project falls within the JIV.q AELUP planning areas and <br />requires a General Plan Amendment, it is recommended that the project be referred to the <br />Airport Land Use Com;nission (ALUC) for a Consistency determination with the JIVA <br />AELUP.
