Richard Donahue, MAI) <br />1-5 Widening Project, Mission Viejo/ <br />Laguna Niguel <br />Appraisal of 15 properties located along the 1-5 in <br />Mission Viejo and Laguna Niguel for a freeway <br />widening project. Appraised values included fee <br />acquisitions, permanent easement and temporary <br />construction easements, as well as full acquisitions of <br />two gas stations. Property types included <br />commercial, office, retail, industrial and two auto <br />dealerships. <br />SR-91 Corridor Improvement Project, <br />Corona <br />Appraisal of 10 properties for acquisition by the <br />Riverside County Transportation Commission, in <br />partnership with the State of California Department of <br />Transportation, for the 10-year plan for the SR-91 <br />Corridor Improvement Plan. The purpose of the <br />appraisals was to develop an opinion of the fair <br />market value of the larger parcels and proposed <br />acquisitions. Many involved a full before and after <br />valuation with calculations of severance damages. <br />Appraisal review of dozens of acquisitions NOT <br />performed by the Kiley Company <br />Proposed Redevelopment of retail center, <br />Garden Grove/Stanton <br />Valuation of a proposed redevelopment of an 80,000 <br />square foot retail center. The developer proposed <br />the redevelopment to include major tenant space, <br />front pad buildings, ground leases and inline shop <br />space. Total building square footage at the <br />completion of renovation was 150,000 square feet. <br />toCasa Grande, San Juan Capistrano <br />Appraisal of a 42 acre agricultural preserve and cus- <br />tom home lot approved for a 21,516 SF home in the <br />heart of San Juan Capistrano.
