EXHIBIT A <br />Conditions for Approval for Site Plan Review No. 2020-03 <br />Site Plan Review No. 2020-03 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with applicable sections of the Santa Ana Municipal <br />Code, the California Administrative Code, the California Building Standards Code, and all <br />other applicable regulations. In addition, it shall meet the following conditions of approval: <br />The Applicant must comply with each and every condition listed below prior to exercising <br />the rights conferred by this site plan review. <br />The Applicant must remain in compliance with all conditions listed below throughout the <br />life of the development project. Failure to comply with each and every condition may result <br />in the revocation of the site plan review. <br />All proposed site improvements must conform to the Site Plan Review (DP No. 2018- <br />28) and the staff report exhibits incorporated herein by reference. <br />2. Any amendment to this site plan review, including modifications to approved materials, <br />finishes, architecture, site plan, landscaping, unit count, mix, and square footages must <br />be submitted to the Planning Division for review. At that time, staff will determine if <br />administrative relief is available or if the site plan review must be amended. <br />3. A final detailed amenity plan must be reviewed and approved prior to issuance of any <br />building permits. The plan shall include details on the hardscape design, lighting <br />concepts and outdoor furniture for amenity, plaza, or courtyard areas as well as an <br />installation plan. The exact specifications for these items are subject to the review and <br />approval by the Planning Division. <br />4. Prior to issuance of building permits, the Applicant shall submit a construction schedule <br />and staging plan to the Planning Division for review and approval. The plan shall <br />include construction hours, staging areas, parking and site security/screening during <br />project construction. <br />5. Prior to the issuance of a building permit, a full landscape and irrigation plan is to be <br />submitted for review and approval. The landscape plan shall: (1) conform to the <br />commercial landscape standards, Citywide Design Guidelines, and the City's Water <br />Efficient Landscape Ordinance, and (2) contain regularly -spaced vines installed along <br />the entire lengths of the new perimeter wall and the trash enclosure so as to form a <br />natural graffiti deterrent. <br />8. Prior to the issuance of a certificate of occupancy_, a Public Art Plan must be submitted <br />to the Planning Division for review and approval and shall include a timeline of the <br />anticipated completion of the art work proposed which shall not be any longer than a <br />year after completion of the project. The Applicant shall work with the City's Arts & <br />Culture Office to identify local artist, and receive recommendations on establishing a <br />
