12 <br />City of Santa Ana <br />On Call Right -of -Way Speciality Services Acquisition and Relocation <br />Budget Sensitive. Monument understands the budget constraints the City faces, particularly in <br />these difficult times of COVID-19, and will find cost -saving solutions to minimize overall project <br />O costs. As Daniela has demonstrated on past City projects, she is an out -of -the -box thinker and <br />guides the City on matters that could have significant cost implications. One such example <br />of this is the Warner Avenue Widening, Phase II Project where the booming real estate market <br />was driving up the acquisition and relocation costs. By expanding the geographic criteria for <br />suitable replacement housing and issuing revised Notices of Eligibility to displaces, many of <br />the residents were able to successfully secure replacement housing and the City limited its <br />exposure to rising costs in this turbulent market. <br />�Hesponsiveness. Our clients feel valued and taken care of_ We accomplish this through <br />n our responsiveness_ Our Team is always on -call and we respond to our emails, calls and text <br />�S messages in a timely manner. In fact, we have an internal company policy that requires our <br />team to respond within 2-4 business hours. Daniela is the epitome of this policy and is always <br />quick to respond and take immediate action. She, along with the rest of the Monument team, <br />are hands-on and take great pride in providing the City with the highest level of service and <br />attention. <br />Knowing Process. Our first-hand knowledge and working relationship with City staff will <br />make it easy to integrate quickly onto the City's projects and avoid any natural learning curve <br />faced by our competitors. Monument can step in and make an immediate impact... and we <br />will. We are keenly aware of the City's internal policies and procedures and know precisely <br />what the City requires to process and approve just compensation, agreements, administrative <br />settlements, escrow agreements and relocation claims.
