Community Plan Exemption Checklist <br />City of Santa Ana Gary Avenue Business Park Project <br /> <br />102 <br /> <br />b) Due to slope, prevailing winds, and other factors, exacerbate wildfire risks, and thereby expose <br />project occupants to, pollution concentrations from a wildfire or the uncontrolled spread of a <br />wildfire? <br /> <br />No New Impact. The Project proposes a light industrial development on a developed site within an area <br />characterized by existing industrial, commercial, and office uses. As such, the Project itself would not <br />exacerbate wildfire risks as compared to existing conditions because it is representative of existing <br />development in the area. The Project site is not in an area identified at risk of fire hazard as identified within <br />the GPU EIR. Therefore, the Project would not result in new impacts related to exposure of people or <br />structures to significant risk involving wildland fires. <br /> <br />c) Require the installation or maintenance of associated infrastructure (such as roads, fuel breaks, <br />emergency water sources, power lines, or other utilities) that may exacerbate fire risk or that may <br />result in temporary or ongoing impacts to the environment? <br /> <br />No New Impact. The Project would not include the installation or maintenance of associated infrastructure <br />(such as roads, fuel breaks, emergency water sources, power lines, or other utilities) that may exacerbate <br />fire risk. Therefore, the Project would result in no new impacts. <br /> <br />d) Expose people or structures to significant risks, including downslope or downstream flooding or <br />landslides, as a result of runoff, post-fire slope instability, or drainage changes? <br /> <br />No New Impact. As previously discussed in Section 5.10, the Project site is not in an area susceptible to <br />flooding and would not result in changes to drainage. Additionally, as discussed in Section 5.7, the Project <br />site is not in an area susceptible to landslides. Therefore, the Project would result in no new impacts related <br />to significant risks, including downslope or downstream flooding or landslides, as a result of runoff, post-fire <br />slope instability, or drainage changes. <br /> <br />Conclusion <br />Therefore, with regards to the issue area of wildfire, the following findings can be made: <br />1. No peculiar impacts to the Project or its site have been identified. <br />2. There are no potentially significant off-site and/or cumulative impacts which were not discussed by <br />the GPU EIR. <br />3. No substantial new information has been identified which results in an impact which is more severe <br />than anticipated by the GPU EIR. <br /> <br />Uniformly Applied Development Policies or Standards (DP/S) <br />California Fire Code, as included in Municipal Code Chapter 14. <br /> <br />GPU EIR Mitigation Measures Applicable to the Project <br />None. <br /> <br />8/22/2022 <br />Planning Commission 2 – 141
