Berger House <br />September 8, 2022 <br />Page 2 <br />2 <br />9 <br />0 <br />9 <br />set forth in Section 30-2 of the Santa Ana Municipal Code (SAMC). This project entails <br />applying the selection criteria established in Chapter 30 of the Santa Ana Municipal <br />Code (Places of Historical and Architectural Significance) to determine if this structure is <br />eligible for historic designation to the Santa Ana Register of Historical Properties. The <br />first criterion for selection requires that the structures be 50 or more years old. <br />The structure identified meets the minimum selection criteria for inclusion on the Santa <br />Ana Register of Historical Properties pursuant to criteria contained in Section 30-2 of <br />the Santa Ana Municipal Code, as the structure is 69 years old and is a good example <br />of period architecture. No known code violations exist on record for this property. <br />The J.F. Berger House is architecturally significant as a characteristic example of the <br />gable-and-wing variant of the Minimal Traditional architectural style. The earliest <br />records found for this residence show a series of occupants between 1953 -1965, <br />including J.F. Berger (1953-1955), A.L. Oliphant (1956-1959), and R.E. Stutz (1960- <br />1965). Little information is available regarding occupancy of the residence from the mid <br />1960s to the mid 1970s. In 1974, directories show that the property was occupied by <br />C.C. Robbins, who resided on the property when it was relocated to the current location. <br />The J.F. Berger House is a two-story single-family residence constructed in the gable- <br />and-wing variant of the Minimal Traditional architectural style. Built in 1953 and moved <br />to this location in 1974, the house displays the characteristic cross-gabled massing and <br />L-shaped façade of the gable-and-wing variant. The roof is clad in contemporary asphalt <br />shingle roofing, and the exterior walls are clad in a combination of stucco and wood lap <br />siding. A narrow frieze board accents portions of the eave line. The focal point of the <br />design is the partial-width entry porch, whose canopy roof is supported by a pair of <br />slender posts. The recessed entry contains a simple, six-panel, wood door flanked by a <br />multi-light, tripartite wood window. The front (east) elevation features wood-framed, <br />multi-light windows arranged singly and in pairs, each decorated with window shutters. <br />The front elevation also features a prominent shed roof dormer, with a pair of wood- <br />framed, multi-light windows. Along the north, south, and west elevations, the building <br />incorporates a series of six-over-six wood-framed, double-hung sash windows, also <br />decorated with window shutters. A prominent interior brick chimney rises above the roof <br />ridgeline along the west elevation. A one-story, side-gabled, detached garage clad in <br />stucco is located in the rear of the property. Alterations to the property include a rear <br />addition and other alterations made at the time of or subsequent to relocation. However, <br />these alterations are not visible from the primary front elevation. Character-defining <br />features of the J.F. Berger House include, but may not be limited to: cross-gabled <br />massing and L-shaped façade; wood-framed, multi-light windows arranged singly and in <br />pairs; decorative window shutters; combination stucco and wood exterior; and recessed <br />entry accessed from an open, partial-width porch. <br />The J.F. Berger House qualifies for listing in the Santa Ana Register under Criterion 1 for <br />its exemplification of the Gable-and-Wing variant of the Minimal Traditional style.
