LOC is responsible for facilitating the project's design and planning process within the constraints of <br />the Owner, governing authorities, and sub -consultants' requirements. LOC is always committed to <br />producing the ideal project for the Owner within the stated requirements and identified constraints. <br />Pre -Design 6 weeks <br />Preliminary design shall include Kick-off meeting with City Staff (representatives from Public Works <br />Agency, Parks, Recreation and Community Services Agency and Santa Ana Zoo) to discuss scope of <br />work, project goals and objectives, potential elements and issues, schedule, review of existing <br />information and site investigation. <br />Deliverables shall include a Work Task Plan, Schedule, Geotechnical Report and Site Survey <br />Concept Design 8 weeks <br />• Develop program with zoo team and provide written narrative of project scope. <br />• Based upon a detailed review of the program, test fits site constraints, and budget requirements, <br />LOC shall develop a set of schematic design documents illustrating the scale and relationship of <br />the project components. <br />• These drawings shall include a site plan, building plans, sections and elevations. <br />• Deliverables (1): One set of schematic design documents. <br />• Renderings: (3) conceptual electronic renderings. <br />• Meetings (2): 1. 50% schematic design review; 2. 100% schematic design review for approval. <br />• Allowable Revisions: Any revisions that do not revisit approved decisions documented in the test fits <br />• LOC confirms that this effort shall be completed in three weeks. <br />• Concept design shall include up to three (3) meetings with City Staff to brainstorm and review <br />potential layouts. <br />• Deliverables shall include up to three (3) schematic concept designs, with one final renderedconcept <br />site plan and perspective drawing for fundraising and presentation purposes. <br />Design Development 12 weeks <br />• Upon the Owner's approval of Schematic Design, LOC shall refine the design to include more <br />detailed information i.e. refine location of furniture, walls, doors, windows per Owner's comments. <br />Develop Site Plan, Floor Plans, Building sections, Exterior Elevations, and Schedules as necessary. <br />• Prepare and present exterior and interior material and finish samples. Assist the Owners in selection. <br />• Assist the Owners in selecting fixtures, appliances, door and window systems, and related hardware. <br />• Typical construction details and equipment layouts shall be determined. <br />• Deliverables (1): One set of design development documents. <br />• Renderings: (3) conceptual electronic renderings updated to reflect material selection etc. <br />• Meetings (2): 1. 50% design development review; 2. 100% design development review for approval. <br />• Allowable Revisions: Any revisions that do not revisit approved decisions documented in the <br />LOC SANTA ANA ZOO <br />Architects COMMUNITY HUB BUILIDNG "THE HIVE" RFP <br />March 23, 2023 46 <br />
