31 IMPLEMENTATION PLAN <br />ROOT CAUSE ANALYSIS <br />Envise has adopted a methodology of "Root Cause Analysis" and <br />believes the proper method of service is based on three items: <br />Determine the Problem <br />The first step is to determine the problem of the system, or in <br />other words, if a zone is too hot or cold, or the central plant has Determine t h e <br />an alarm. The key word is system. Rather than view the controls <br />as individual components, Envise views the components and each <br />piece of equipment is part of the system. It is important for us to Problem <br />provide our services based on this concept. Adjustments or failures <br />of components impact the overall system. Adjusting a thermostat <br />because it is hot or cold does not necessarily address the root cause <br />of the problem. It may be a dirty condenser coil or a worn belt, <br />creating the original hot or cold complaint, adjusting the thermostat <br />will only require a second call which may annoy the tenant. <br />Envise believes in understanding the system process. In doing <br />this we will help to identify the specific problem of the actual <br />component. In many cases, Envise will use the capacity of our in- <br />house resources to assure we truly understand what the problem is. <br />By taking these extra steps, Envise can get down to the root cause Identify t h e <br />of the problem. <br />Identify the Cause Cause <br />Once the problem has been identified, the next step is to determine <br />the cause of the problem, or in other words what part of your <br />system has failed. Envise will investigate the cause for deficiencies, <br />document those items, and then review them with our client and <br />provide multiple solutions, if warranted. <br />Determining the root cause of the problem is essential in <br />developing the correct solution. Making repairs without <br />determining the root cause of the problem will only leave an Develop &t <br />avenue for repeat failures and service calls. <br />Develop and Implement a Solution Implement t h e <br />Once the problem is identified and the cause reviewed, the solution Solution <br />can then be implemented. These solutions may be multifaceted <br />and if needed, Envise will provide multiple solution approaches or <br />recommendations. <br />The solution can be as simple as adjusting a system controller, or as <br />complicated as solving a design deficiency. Again, Envise will utilize the <br />resources of our experienced staff, along with our in-house engineering <br />capabilities to develop the final solution.
