Ingrid Canedo, Red Hook Capital Partners <br />July 24, 2023 <br />Page 2 of 3 <br />PROPOSED PROJECT <br />The Project site currently contains an existing 5,837 square -foot industrial building that will be <br />converted into an administrative office building. A 12,186 SF building was demolished and <br />redeveloped into parking spaces as part of the expansion. In addition, the applicant is proposing <br />to improve the site with 17,497 square feet of student outdoor spaces, on -site parking, and <br />landscaping. Vista Heritage Global Academy is not increasing the maximum number of students <br />with this expansion. <br />TRIP GENERATION <br />Trip generation represents the amount of traffic which is both attracted to and produced by a <br />development. Determining traffic generation for a specific project is therefore based upon <br />forecasting the amount of traffic that is expected to be both attracted to and produced by the <br />specific land uses being proposed for a given development. In order to develop the traffic <br />characteristics of the existing land use and the proposed Project, trip -generation statistics <br />published in the ITE Trip Generation Manual (11 th Edition) were used. <br />EXISTING USE <br />As noted previously, the site is designated as Light Manufacturing (M1) and is currently developed <br />with a 5,837 square foot industrial building on -site. The trip generation for the existing use is <br />summarized in Table 1. The trip generation summary illustrating daily, and peak hour trip <br />generation estimates for the proposed Project are also summarized in Table 2.
