Ocampo, Nuvia <br />From:Diane Fradkin < <br />Sent:Saturday, February 24, 2024 3:24 PM <br />To:eComments, PBA <br />Subject:Proposed McDonald's on Santa Clara - Vote NO! <br />DearHonorablePlanningCommissioners: <br />IwantedtoexpressmyconcernregardingtheproposedMcDonald'storeplacethe2historichomesat2101 <br />and2109E.SantaClara. <br />Firstoff,thezoningisresidentialatthislocationandsowouldrequireazonechange.Ibelievethatthereisa <br />planningreasonthose2lotsarezonedresidentialastheaccessispoorandalsoclosetoabusyintersection(Tustin <br />&SantaClara). <br />Mostquickserverestaurantsareusuallylocatedatintersectioncorners(ie:theDelTaco)aswellasalong <br />commercialcorridors.Thislocationisneither. <br />ThatsideofSantaClaraisalreadyverybusywiththetrafficrightturningandleftturninginandoutofthedriveway <br />attheStaterBrosshoppingcenter.Acrossthestreet,thereisadaycarethatisbusycertaintimesofthedaymaking <br />leftandrightturnsinandoutontoSantaClara,alongwithcondoandapartmenthousingwhichalsogeneratestrip <br />trafficduringthehighpeakmorningandeveninghours. <br />Importantly,thereisn'tenoughseparationfromtheStaterBrosdriveway(nexttotheDelTaco)fromtheproposed <br />proposedaccessfortheMcDonald's.Also,atraffic <br />McDonald's.TheStaterBros'drivewayistooclosetothe <br />nightmarewoulddevelopwithcarsaccessingMcDonald'sfromleftturnsinandleftturnsoutontoSantaClara.Next <br />door,youalreadyhavethatexactsituationattheStaterBros'drivewaywhichbarelyworks,especiallyduringhigh <br />peaktraffichours.Lastly,thestreetisnotwideenoughtoaccommodatesuchtrafficinthatlocationandinfact, <br />veryneartheproposedlocationitbecomesonelaneoneachside. <br />AddingtheproposedMcDonald'swouldonlymakeforaverydangerousandpotentiallylethaltrafficpattern. <br />IurgeyoutovoteNOontheproposedMcDonald'sandworktowardsamorecompatibleuseforthe <br />redevelopmentofthose2residentiallots. <br />ThankyouforyourserviceandforsupportingthecitizensofSantaAna. <br />Sincerely, <br />DianeFradkin <br />32yearSantaAnaresident <br />1 <br /> <br />
