Ocampo, Nuvia <br />From: Steve Bowers <sbowers628@hotmail.com> <br />Sent: Wednesday, February 21, 2024 10:27 AM <br />To: eComments, PBA <br />Subject: Notice of Public Hearing - Project Location 2101 & 2109 East Santa Clara Ave <br />To the Planning Commission, <br />Our home is located on Catalina Avenue, which is just one block from the planned location <br />under consideration for a McDonalds restaurant at 2101 & 2109 East Santa Clara Ave. Without <br />access the developers plans, it is very difficult to imagine a very busy restaurant at this <br />location. <br />• Traffic turning right from Santa Clara onto Tustin Ave spend a lot of time waiting for <br />busy traffic heading west on Tustin. With the addition of a busy well known <br />establishment at this corner will only make it more difficult for patrons exiting the <br />location onto Santa Clara to merge with busy traffic on Santa Clara turning right. <br />• This location is precariously close to the corner of Tustin and Santa Ana. Patrons <br />wanting to exit onto Tustin Avenue will be forced to turn right only. Obviously, many <br />patrons will attempt to exit to the left across 3 lanes of traffic heading west on Tustin <br />avenue. <br />• The location of this establishment is too close to a very busy corner. <br />• Yes, the developers will argue that several very well-known fast-food restaurants are <br />located just down the street at the corner of Tustin and 17' street. However, that location <br />has a much larger lot size and flow of traffic was well planned out and does NOT conflict <br />with traffic turning from 17t' onto Tustin Avenue or flowing east on Tustin Avenue past <br />the restaurants. <br />The addition of a fast-food restaurant at this location will only exacerbate an all -ready <br />congested traffic corner. <br />Regards, <br />Steve Bowers <br />I <br />
