Ocampo, Nuvia <br />From: Diane Fradkin <dianefradkin@hotmail.com> <br />Sent: Saturday, February 24, 2024 3:24 PM <br />To: eComments, PBA <br />Subject: Proposed McDonald's on Santa Clara - Vote NO! <br />Dear Honorable Planning Commissioners: <br />I wanted to express my concern regarding the proposed McDonald's to replace the 2 historic homes at 2101 <br />and 2109 E. Santa Clara. <br />First off, the zoning is residential at this location and so would require a zone change. I believe that there is a <br />planning reason those 2 lots are zoned residential as the access is poor and also close to a busy intersection (Tustin <br />& Santa Clara). <br />Most quick serve restaurants are usually located at intersection corners (ie: the Del Taco) as well as along <br />commercial corridors. This location is neither. <br />That side of Santa Clara is already very busy with the traffic right turning and left turning in and out of the driveway <br />at the Stater Bros shopping center. Across the street, there is a day care that is busy certain times of the day making <br />left and right turns in and out on to Santa Clara, along with condo and apartment housing which also generates trip <br />traffic during the high peak morning and evening hours. <br />Importantly, there isn't enough separation from the Stater Bros driveway (next to the Del Taco) from the proposed <br />McDonald's. The Stater Bros' driveway is too close to the proposed access for the McDonald's. Also, a traffic <br />nightmare would develop with cars accessing McDonald's from left turns in and left turns out onto Santa Clara. Next <br />door, you already have that exact situation at the Stater Bros' driveway which barely works, especially during high <br />peak traffic hours. Lastly, the street is not wide enough to accommodate such traffic in that location and in fact, <br />very near the proposed location it becomes one lane on each side. <br />Adding the proposed McDonald's would only make for a very dangerous and potentially lethal traffic pattern. <br />I urge you to vote NO on the proposed McDonald's and work towards a more compatible use for the <br />redevelopment of those 2 residential lots. <br />Thank you for your service and for supporting the citizens of Santa Ana. <br />Sincerely, <br />Diane Fradkin <br />32-year Santa Ana resident <br />
