The intent of the setback requirements are to create building <br />lines which are aesthetically pleasing and architecturally <br />functional. The setbacks are intended to lessen the bulk and <br />mass impacts of new developments particularly in areas in <br />which there is a transition of density. <br /> <br />PARKING <br /> <br />Parking shall be per Article IV, Santa Aha Municipal Code. <br /> <br />GENERAL PROVISIONS <br /> <br />Exterior rehabilitation and conversion of residences <br />shall be subject to design review by the Planning Depart- <br />ment prior to issuance of building permits. Rehabilita- <br />tion of designated historic structures shall conform to <br />the Secretary of Interior's Standards for Rehabilitation <br />and Guidelines for Rehabilitating Nistoric Buildings <br />(used by the Secretary of the Interior when determining <br />if a rehabilitation project qualifies as "certified reha- <br />bilitation'' pursuant to U. S. tax legislation). All <br />exterior work shall also conform with Council approved <br />Development Standards and Guidelines as they are <br />adopted. <br /> <br />Be <br /> <br />Ail new construction shall be subject to Planning Commis- <br />sion site plan review process as required in the SD Dis- <br />trict. <br /> <br />Ce <br /> <br />Ail exterior rehabilitation and new construction shall <br />maintain architectural standards compatible with the <br />architectural character of the Heninger Park Specific <br />Development Zone. Design criteria includes the use of <br />historically appropriate exterior materials, gable treat- <br />ment and architectural massing consistent with existing <br />historic architectural styles found in the area. <br /> <br />DEMOLITION PERMITS <br /> <br />Prior to the issuance of a permit to demolish a desig- <br />nated or identified (pre-194~) historic structure, the <br />following shall apply: <br /> <br />1. The owner must give the City Planning Department a <br /> written 30-day Notice of Intent to Demolish. <br /> <br /> <br />
