Front Yard: <br /> <br />The minimum front requirement shall be <br />twenty (20) feet. If the building height <br />is ten (10) feet or less, the minimum shall <br />be as stated above. If the building height <br />is twenty (20) feet or less, then the setback <br />shall be an average of not less than twenty <br />five (25) feet. The average setback shall <br />increase 1/2 foot for each foot of height <br />required in excess of twenty (20) feet not <br />to exceed a minimum average of thrity (30) <br />feet. <br /> <br />Side Yard: <br /> <br />The minimum side yard setback shall be six <br />(6) feet. If the building height is 10 feet <br />or less, the minimum setback shall be as <br />stated above. If the building height is 20 <br />feet or less, the setback shall be an average <br />not less than eight (8) feet. If the building <br />height exceeds twenty (20) feet, then the <br />average setback shall increase one half for <br />each foot of height in excess of twenty (20) <br />feet, not to exceed a required minimum of <br />fourteen (14) feet. <br /> <br />Rear Yards <br /> <br />Rear yards shall not be less than 15 feet. <br /> <br />PROJECT AREA 2 <br /> <br />Area Boundary - See Map 3 <br /> <br />North <br /> <br />South <br /> <br />East <br /> <br />West <br /> <br />- Chestnut Street centerline. <br /> <br />- Camille Street centerline. <br /> <br />- Birch Street (properties on both street <br /> <br />- Ross Street centerline. <br /> <br />sides). <br /> <br />Uses Permitted <br /> <br /> 1. Multiple-family dwelling units with a maximum density one <br /> unit per 2,000 square feet of lot area. <br /> <br /> 2. Any use permitted in the R3 Zone pursuant to Section <br /> 41-247 <br /> <br />Minimum Gross Floor Areas <br /> <br />Same as Project Area 1. <br /> <br /> <br />
