recommendations for the slope improvements. <br />The review will be conducted to verify substantial <br />compliance with the requirements of the California <br />Building Code (CBC), Green Book, California <br />Geological Survey (CGS) Note 41, Guidelines for <br />Reviewing Geologic Reports, and CGS Special <br />Publication 117. <br />Subdivision Map Checking. Land surveying maps <br />and documents prepared for public agency review <br />have wide implications on both land ownership and <br />public safety. These documents create, describe, <br />modify, and encumber both public and private lands, <br />leaving a permanent impact on public resources and <br />private investment. The City's oversight role is critical <br />because these documents need to be prepared in <br />accordance with State laws and City ordinances <br />in addition to verifying their technical correctness. <br />Maps and documents are checked for compliance <br />with the State Subdivision Map Act, Land Surveyor's <br />Act, applicable City codes and ordinances, approved <br />tentative map, and the conditions of approval. <br />Landscape and Irrigation Improvement Plan <br />Check. Our team will provide landscape and <br />irrigation review for parkways, medians, and all <br />areas within the right-of-way. There are standards <br />that must be followed whether the development is <br />employing potable or recycled water. Using reference <br />documents such as zoning maps, our team will <br />review submittals for completeness and compliance <br />with appropriate landscape and irrigation standards <br />including codes/requirements for water -efficient <br />landscaping. Understanding policies to promote <br />conservation and efficient use, while still providing <br />areas for recreation and environmental enhancement, <br />is a service the Harris team is capable of providing. <br />Traffic Signal Review. Our team will verify <br />conformance to all applicable standards and <br />requirements. In <br />addition to review of signal interconnects, pull/junction <br />boxes, signage, power, and detectors, our thorough <br />knowledge of current State standards (Caltrans), <br />Highway Design Manual, Highway Capacity Manual, <br />and the California Manual on Uniform Traffic Control <br />Devices (CA MUTCD) will allow Harris to advise the <br />City of any and all deviations from standards. <br />Signing and Striping Plan Check. Review of <br />final and interim placement of signs and striping <br />are conducted to verify conformance with the <br />California Manual on Uniform Traffic Control <br />Devices (CAMUTCD), Caltrans Standard Plans, <br />City standards, Traffic and Transportation Design <br />Guidelines, and plan check checklists. Items revised <br />during plan check will be verified against applicable <br />traffic studies, standards and other active projects. <br />Street Light Plan Review. Our team will verify the <br />submitted plans are prepared in accordance with the <br />City's traffic and transportation design guidelines, <br />City standards, and current Design Guide Checklists. <br />We will work to identify proper locations and types of <br />electrical service pedestals, particularly where street <br />lights can be fed from traffic signal services. <br />Miscellaneous Reviews. Our team is capable <br />of reviewing potable water, recycled water, <br />sewer system, small cell tower, demolition, <br />telecommunication/dry utility facilities, CIP-related <br />improvements, and several other plan set designs on <br />behalf of the City upon request. <br />Schedule <br />We understand that timely comments are a critical <br />project success factor. Solutions are best found when <br />challenges are fresh in the designer and owners' <br />minds as well as the agency. We also understand that <br />the City's position in conflict resolution can be highly <br />compromised by delays. <br />Our flexible and responsive team of resources has <br />the capability to provide an expedited review in five <br />working days or less in response to the City's needs <br />or increased demands.
