Tenant Building Insurance - When Your <br />Lease Requires You to Provide <br />Insurance; or <br />aa. Tenant Business Personal Property <br />Insurance - When Your Lease Requires <br />You to Provide Insurance. <br />3. BuildingLimit- Increase <br />If Covered Property is written on a <br />Replacement Cost basis: <br />a. The Limit of Insurance for Buildings will <br />be revised by changes that occurred in <br />the cost of construction during the <br />preceding policy year. <br />b. The amount of increase will be <br />determined by reports of a recognized <br />valuation method. <br />c. We will inform you of such adjusted <br />values. Upon their acceptance, you <br />agree to pay any additional premium for <br />the adjusted limit. Payment of your <br />renewal premium, which includes the <br />revised Limit of Insurance, shall <br />constitute acceptance. <br />d. We will pay the replacement cost value <br />of the damaged portion of the building <br />at the time of loss, but not more than <br />125% of the Limit of Insurance for <br />Building if: <br />(1) The amount of any loss covered by <br />this Coverage Form exceeds the <br />Limit of Insurance for Building <br />stated in the Declarations for the <br />damaged Building; and <br />(2) The actual repair or replacement is <br />completed within one year of the <br />date of loss. <br />e. The Building Limit - Increase clause will <br />not apply if: <br />(1) You do not accept the adjusted <br />value; or <br />(2) You do not inform us of changes to <br />covered Building: <br />(a) Within sixty (60) days of the date <br />any additions, improvements or <br />enlargements to the building are <br />begun, and <br />(b) When the replacement value of <br />the changes are more than 5%of <br />A <br />the Limit of Insurance for the <br />building. <br />4. Business Personal Property Limit - <br />Seasonal Increase <br />a. The Limit of Insurance for Business <br />Personal Property will increase by 25% <br />to provide for seasonal variations. <br />b. This increase will apply only if the Limit <br />of Insurance shown for Business <br />Personal Property in the Declarations is <br />at least 100% of your average monthly <br />values during the lesser of: <br />(1) The 12 months immediately <br />preceding the date the loss or <br />damage occurs; or <br />(2) The period of time you have been in <br />business as of the date the loss or <br />damage occurs. <br />Deductibles <br />1. We will not pay for loss or damage in any <br />one occurrence until the amount of loss or <br />damage exceeds the Deductible shown in <br />the Declarations. We will then pay the <br />amount of loss or damage in excess of the <br />Deductible up to the applicable limit in <br />SECTION I - PROPERTY, C. Limit of <br />Insurance. <br />2. No Deductible applies to the following <br />Additional Property Coverages and <br />Extensions of Coverage: <br />a. Fire Department Service Charge; <br />b. Fire Protection Equipment Recharge; <br />c. Business Income; <br />d. Extra Expense; <br />e. Civil Authority; <br />f. Key Replacement and Lock Repair; <br />g. Deferred Payment; <br />h. Debris Removal; <br />I. Rewards - Arson, Theft and Vandalism; <br />j. ERISA Compliance; <br />k. Preservation of Property; <br />I. Pollutant Clean -Up and Removal; <br />m. Ordinance or Law; <br />In. Leasehold Interest (Tenants Only); <br />o. Unauthorized Business Credit Card <br />Use; <br />p. Business Income from Dependent <br />Properties; and <br />q.
