Insurer can non -renew the policy by mailing or delivering advance written notice to the first Named <br />Insured, at the last mailing address known to the Insurer, not later than the 60th day before the <br />expiration date. The notice shall include the reason for such nonrenewal. <br />2. If the Insurer mails or delivers the required renewal notice later than the 60th day before the expiration <br />date, coverage shall remain in effect until the 61 st day after the date on which notice is delivered or <br />mailed. The earned premium for any period of coverage that extends beyond the expiration date of <br />this policy shall be computed pro-rata based on the previous year's rate. <br />A transfer of a policyholder between two admitted companies within the same insurance group is not <br />considered a refusal to renew. <br />3. In addition to the non -renewal provisions described above, the following applies to Business Property <br />Coverage on a condominium association that contains at least one residence or if the condominium <br />declarations conform with the Texas Uniform Condominium Act: <br />If the Insurer non -renews this policy, the Insurer must also mail or deliver written notice of nonrenewal <br />at least 60 days before the expiration or anniversary date of this policy, to each unit -owner to whom <br />the Insurer issued a certificate or memorandum of insurance. <br />The Insurer will mail or deliver such notice to each last mailing address known to the Insurer. If <br />notice is mailed, proof of mailing will be sufficient proof of notice. <br />4. Business Property Coverage — One- And Two -Family Dwellings And Governmental Property <br />a. If the Insurer elects not to renew coverage on one- and two-family dwellings or on governmental units, <br />the Insurer will mail or deliver written notice of nonrenewal to the first Named Insured and any <br />mortgageholder shown in the Declarations, at least 60 days before the expiration date. Proof of <br />mailing will be sufficient proof of notice. <br />The Insurer will, at the request of the first Named Insured, provide a written statement of the reason <br />or reasons for such nonrenewal. <br />If the Insurer fails to give the first Named Insured proper notice of our refusal to renew, the first <br />Named Insured may require us to renew the policy. <br />b. The Insurer may elect not to renew such coverage for any reason, subject to the exceptions and <br />limitations in Paragraphs c. and d. below. <br />c. The Insurer will not refuse to renew coverage solely because of claims for losses resulting from <br />natural causes. <br />d. Claims That Do Not Result From Natural Causes <br />1.
