Any contiguous land vested in the same ownership situated entirely within one rancho which has not been sectionized or in one sump or overflow survey where said land is not divided by any public or private street, highway and/or road. If said land is divided by a public or private street, highway and/or road, each portion or portions thereof so divided shall be deemed to be a separate parcel even though such portion or portions thereof are in the same ovnership. D. In connection with a railroad right of way or transit line the parcel definition shall be as Follows: 1. If the conveyance to the railroad company was fee title without limitation, each separately described parcel so deeded shall -be construed as a separate parcel as defined above. 2. If the conveyance to the railroad company was a a deed with limitation or an easement only, each separately owned parcel required to be searched abutting the railroad right of way is a separate Parcel as defined above.
