DESCRIPTION OF LANDLORDS WORK AND TENANTS WORK <br />t&4TION _ USE <br />TENANT <br />LANDLORD SHALL PROVIDE THE FOLLOWING IMPROVEMENTS: <br />1. Electrical service panel - /06 amp, service. <br />2: Restroom - One (1) located at rear wall in an area designated by Landlord, provided with one il; <br />toilet, one (1) lavatory, exhaust fan, one (1) standard light fixture, one (1) electrical wall duplex <br />outlet, and rough -in plumbing for hot water heater (hot water heater not provided by Landlord). <br />3. Ceiling - Finish ceiling in restroom; suspended T-bar acoustical over balance of ceiling area. <br />4. Floor - Vinyl asbestos tile (3/32") per Landlord's selection in restroom; , <br />5. Electrical outlets - Seven (7) duplex convenience outlets (includinq restroom). <br />7. Lighting - Per Landlord's design, <br />a. Sign outlet - One (1), location designated by Landlord. <br />9. Telephone outlet - One, located of rear of store, unless otherwise designated by Tenant prior <br />to commencement of construction. <br />TO. Air conditioning and heating - Refrigerated air conditioning and heating per Landlord's design, <br />adequate for o typical retail business. Air conditioning will not be provided for dry cleaning <br />plants, laundries, restaurant food preparation areas, and those businesses not normally air <br />conditioned. Any extraordinary requirements necessitated because of Tenant's use of the <br />demised premises will be at the expense of Tenant. <br />11. Store front - Per Landlord's design, with one (1), 3'0" x 7'0" double-acting door with cylinder <br />lock keyed both sides. <br />12 Front Counter . <br />13. Interview Room. <br />14. Pointed Walls. <br />TENANT SHALL BE RESPONSIBLE FOR THE COST OF ALL IMPROVEMENTS NOT LISTED ABOVE, <br />TENANT AGREES: <br />2. <br />To deliver to Landlord within fifteen (15) days from the date of this lease a drawing setting forth <br />those improvements required by Tenant in addition to those improvements provided by Landlord. <br />Upon receipt of Tenant's drawings, Landlord shall prepare Improvement Plans incorporating <br />Landlord's and Tenant's improvements, and on itemized Cost Breakdown of any additional <br />improvements. Credit shall be allowed for those items for which Landlord is responsible if not <br />utilized or substituted for. The amount of said credit to be determined by Landlord's contractor. <br />Landlord shall then forward said Improvement Plans and Cost Breakdown to Tenant, and Tenant <br />shall within ten (10) days thereafter return said Improvement Plans and Cost Breakdown, either <br />indicating approval by signing two (2) copies of each, or indicating any additional revisions. <br />Concurrently with Tenant's approval, Tenant shall pay to Landlord the cost of any additional <br />improvements as indicated on the approved Cost Breakdown. <br />an ord s Initia s <br />Tenant's initia s <br />EXHIBIT B <br />
