2 <br /> SECTION I <br />DESCRIPTION OF RELATED <br />BRISTOL SPECIFIC PLAN <br /> <br /> <br /> <br />Related Bristol at 3600 South Bristol Street September 27, 2023 <br />Community Benefits Analysis Report <br /> <br />www.FinanceDTA.com <br />The Specific Plan area is located within the larger <br />South Coast Metro area of Orange County (the <br />“County”), one of the most highly developed urban <br />mixed-use areas within the County. The South <br />Coast Metro area includes retail, Class A office, <br />high- and mid-rise residential, hotels, restaurants, <br />and a state-of-the-art performing arts center. The <br />local area is centered around South Coast Plaza. <br />This South Coast Metro Area is located at the <br />intersection of the regional freeway systems and <br />major arterials providing access to Orange County, <br />Los Angeles, San Diego, and the Inland Empire. <br />John Wayne Airport (SNA), a commercial airport <br />serving the Orange County area, is located less than <br />1.5 miles from the Specific Plan area. There is a <br />regional transportation center about 5 miles to the <br />north that connects to the Metrolink and Amtrak <br />systems. <br />The Project site is within walking distance of the <br />Segerstrom Center for the Arts, South Coast <br />Repertory Theatre, and Orange County Museum of <br />Art. The Segerstrom Center for the Arts has a <br />capacity of 3,000 visitors and numerous outdoor art <br />displays and community spaces. The Noguchi <br />Sculpture Garden is a prominent public space <br />within Pacific Arts Plaza directly south of the Center <br />for the Arts.
