Streetscape improvements; <br />Some examples of factors that are commonly considered in a CBA are included below. <br /> Affordable Housing: Assessing the need for affordable housing within the <br />community and evaluating the proposed development's contribution towards <br />meeting that need. This may include determining the number of affordable units, <br />their affordability levels, and the duration of affordability restrictions. As the <br />property is on leased land, most residential owners are reluctant to own property <br />encumbered by an underlying ground lease. <br /> Transportation and Infrastructure: Evaluating the impact of the development on <br />transportation infrastructure, such as roads, public transportation, and bike lanes, <br />and analyzing whether the project includes measures to mitigate traffic <br />congestion and improve transportation options, like supporting public transit or <br />providing infrastructure for alternative modes of transportation. <br /> Parks and Open Spaces: Examining the availability and accessibility of parks, <br />recreational areas, and open spaces within and around the development. A CBA <br />can also assess whether a project includes provisions for new parks or contributes <br />to enhancing existing ones, thereby promoting outdoor activities and community <br />interaction. <br /> Community Services: Assessing the availability and accessibility of essential <br />community services, such as schools, healthcare facilities, libraries, and <br />community centers. This may include evaluating whether a project includes <br />provisions to support or enhance these services or if there is a need for additional <br />infrastructure. <br /> Environmental Impact: Evaluating the environmental impact of the development, <br />including its potential effect on air quality, water resources, and natural habitats. <br />This may include assessing whether a project incorporates sustainable design <br />features, renewable energy, water conservation measures, and other <br />environmentally friendly practices. <br />Exhibit 10 <br /> <br /> <br />City Council 22 – 444 9/17/2024
