11 <br /> SECTION V <br />RECURRING AND ONE-TIME FISCAL <br />BENEFITS TO THE CITY GENERAL <br />FUND <br /> <br /> <br /> <br />Related Bristol at 3600 South Bristol Street September 27, 2023 <br />Community Benefits Analysis Report <br /> <br />www.FinanceDTA.com <br />B Development Impact Fees <br />The development of the Project will generate significant Development Impact Fees (“DIFs”), <br />which are fees imposed on new development, generally prior to the issuance of building <br />permits, to fund the cost of regional infrastructure that will be utilized by new development. <br />Many of these DIFs will be collected directly by the City, while others will benefit other <br />government agencies, such as the Foothill Transportation Corridor and San Joaquin Hills <br />Corridor. <br />The projection of the DIFs in the CFD is a direct function of many factors, including the <br />actual amount of residential and non-residential square footage constructed, the final <br />dwelling unit count, and other metrics.
