EXHIBIT A <br />Work product to be completed by consultant or its subcontractor: <br />1. Original and two (2) copies of each fair -market -value appraisal report. <br />A report may contain any number of properties covered by the contract, <br />2. Specialists' reports (e.g., soils, engineering) and special component <br />valuations reports (e.g., machinery and equipment) prepared by someone <br />other than the consultant, but hired by the consultant, will be <br />incorporated into the overall fair -market valuation and appraisal report. <br />3. Tenant/owner occupancy forms for relocation purposes for each property. <br />4. Business ownership information for each business for possible goodwill <br />valuation purposes. <br />5. Leasehold valuations when requested. <br />6. Updated values when requested. <br />7. Revisions when requested. <br />For the purpose of this appraisal, market value is defined in CCP Section <br />1263.320 of the California Eminent Domain Law. The appraisers are to use this <br />definition of market value. <br />The City desires a complete appraisal and a summary report as defined in the <br />Uniform Standards of Professional Appraisal Practice, 1994, including Statement <br />on Appraisal Standards Number Seven (SMT-7). <br />jwe\bob\mcfadden.rfp <br />
