I. Analysis: <br />(a) Consulting with representatives of the City, examining the site and its <br />surroundings, ascertain presently proposed and probable future functions and <br />requirements of the Project, prepare drawings, specifications and related <br />documents incorporating the existing program requirements including site <br />plans, floor plans, elevations, sections and other drawings necessary to <br />describe the Project. Include provisions for future additions (if any) and/or <br />development on the site and adjacent property of the City as well as abutting <br />streets. <br />(b) Prepare an itemized budget for the project reflecting all recommended City <br />approved revisions, including: (1) a related construction cost estimate, (2) <br />estimates for essential or optional fixtures and improvements recommended <br />for separate and/or future purchase or installation, including but not limited to <br />such items as floor coverings, window coverings, equipment, grounds <br />improvement and landscaping, and all items of cost necessary to completion <br />but not covered by construction contract. <br />(e) Prepare revised drawings, specifications and related documentation reflecting <br />the requisite scope of services in sufficient detail to permit an analysis of the <br />proposed construction, building systems and methods of construction <br />specified tabulation of both gross and assignable floor areas with a <br />comparison to the initial program requirements. <br />(d) Submit said revised drawings, specifications and related documentation and <br />related budget, and make necessary revisions as required to meet the financial <br />limitations and other needs of the City. <br />II. Revised Drawings, Specifications, and related Documentation: <br />(a) Develop from the above analysis, when and as approved, and submit to the <br />City site plans, floor plans, elevations, cross -sections and other construction <br />drawings specifications, and related documentation necessary to fix and <br />illustrate the size and character of the Project and all approved revisions <br />thereto, including applicable essentials as to kind and quality of materials, <br />type of structure, mechanical, electrical and sanitary systems, interior design <br />and other fundamental information. <br />(b) Present for the approval of the City the PBE with defined scope of services, <br />and assist the City in the application for and securing of necessary approvals <br />of public agencies. <br />
