This may include determining the number of affordable units, <br />their affordability levels, and the duration of affordability restrictions. As the <br />property is on leased land, most residential owners are reluctant to own property <br />encumbered by an underlying ground lease. <br />■ Transportation and Infrastructure: Evaluating the impact of the development on <br />transportation infrastructure, such as roads, public transportation, and bike lanes, <br />and analyzing whether the project includes measures to mitigate traffic <br />congestion and improve transportation options, like supporting public transit or <br />providing infrastructure for alternative modes of transportation. <br />■ Parks and Open Spaces: Examining the availability and accessibility of parks, <br />recreational areas, and open spaces within and around the development. A CBA <br />can also assess whether a project includes provisions for new parks or contributes <br />to enhancing existing ones, thereby promoting outdoor activities and community <br />interaction. <br />■ Community Services: Assessing the availability and accessibility of essential <br />community services, such as schools, healthcare facilities, libraries, and <br />community centers.
