SECTION VI <br />ta <br />www.FinanceDTA.com <br />ADDITIONAL COMMUNITY <br />BENEFITS TO THE CITY <br />In August 2022, a Welcome Center was opened on the Project site that is available to the <br />public and is a location where meetings with community residents and stakeholders have <br />been arranged. Over 25 meetings have been held with over 200 stakeholders since the <br />Welcome Center opened, which have provided an opportunity for the Developer and City <br />to receive input related to reimagining the Project site. <br />Community Benefits of a community outreach program include the following: <br />1. The public has been and will continue to have input on the Project's development <br />during the life of the Project; and <br />2. The public has been and will continue to be able to monitor the development of the <br />Project as information has been provided by the Developer. <br />Energy Efficiency <br />The Specific Plan encourages the Developer to design the buildings in an energy -efficient <br />manner. As a result, all of the buildings within the Project will be designed to reduce energy <br />consumption using the most updated technology to produce heating, cooling, ventilation, <br />and lighting. The Project will emphasize passive cooling systems that minimize the energy <br />demands necessary for climate control in buildings. <br />The Project will provide places for solar receptors on building roofs to generate electrical <br />energy. The energy generated on retail buildings' roofs during the day could be stored for <br />use in residential structures in the evening. In addition, energy generated by solar systems <br />on residential units during the day could be available for the retail units during commercial <br />hours. Other alternatives include the use of energy -efficient cladding and building <br />fenestration that can reflect sunlight during the day, thereby lessening the need for air <br />conditioning and solar glass, that can be fed into the building's electric grid. <br />Furthermore, landscaping elements will act as heat sinks that absorb, store, reflect, redirect, <br />or dissipate heat. A typical heat sink created by landscaping elements will absorb heat <br />during the day and usually release it as the temperature drops in the evenings. <br />Community Benefits related to energy conservation include: <br />1. Reduction of energy costs to building users; <br />2. Potential sale of solar energy to tenants and the entire City electrical grid; <br />3. Landscaping and water features that can absorb energy with the intention of <br />reducing outdoor temperature by between 6° and 12° Fahrenheit in the summer; <br />4. Creative building design that can reflect energy away from a building, thereby <br />reducing the need for air conditioning; <br />5. The use of energy -efficient cladding that will reduce energy used to heat or cool a <br />building; <br />6.
