HUD.620~S <br /> <br />ARTICLE I. <br /> <br />PRePARaTION bF PROPERTY FOR REDEVELOPNENT <br /> <br /> SEC. lO1. Work To Be Performed by A~ency. The Agency s~a&l, prior <br />to conveyance of the Property and without e~pense to the Redeveloper, <br />prepare the Property for redevelopmeh~ by the Redeveloper in accordance <br />with the Urban Renewal Plan and the Agreement. Such preparation of the <br />Property shall consist o£ thc following (unless the Agency and the <br />Redeveloper hereafter agree in writing that any of such preparation shall <br />not be done, or that it shall be done subsequent to tbs conveyance of the <br />Property): <br /> <br />(a) <br /> <br />(h) <br /> <br />Demolition and Removal. The demolition and removal to the surface <br />elevation of the adjoinin& &round of all existing bulldin&s, other <br />structures and improvements on the Property, including the removal <br />of all bricks, lumber, pipes, equipment and other material; And <br />all debris and rubbish resultin~ from such demolition~ except such <br />material and debris as may be used for any filling required by <br />this Section. <br /> <br />Reduction of Walls. The reduction of all wa. Ils, including <br />foundation wa~ls, to the surface elevation of the ad~oining <br />ground. <br /> <br />(c) Breaking Up Basement Floors. The breakiu8 up Of all basement or <br /> cellar floors sufficiently ~o permit proper draina~e. <br /> <br />(d) Removal of Paving. The removal by the A~e~cy or by the <br /> appropriate public body of ~11 paving (ineludini catch basins, . <br /> curbs, gutters, drives, and sidewalks) within or on the Property. <br /> <br />(e) <br /> <br />(r) <br /> <br />(g) <br /> <br />Removal of Public Utility Lines. The removal or abandonment by <br />the A~ency or by the appropriate public body or public utility <br />coipany of all public utility lines, tnstallations~ facllitie$~ <br />and related equipment within or on the Property. <br /> <br />Filling and Grading. Such filling, grading, and leveling ~f the <br />la~d ~but not including topsoil or landscaping) as will permit <br />proper drainage and place the Property in a 8~fe, clean; sanitary; <br />and nonhazardous condition. <br /> <br />Fillin~ Materials. The filling of all,basements or other <br />excavations exposed as a.result of the work performed by the <br />A~ency pursuant Lo this Section, with noncombustible materials to <br />a level twelve (La) inches below the surface of the ad~olning <br />ground on all sides thereof. <br /> <br /> SEC. lOS. Expenses~ Income, and Salvage. ~ll expenses, including <br />current taxes, if any, relating to buildings or other structures demolished <br />or to be demolished in accordance with Section 101 hereof shall be borne <br />by, and all income or salvage received as ~ result of the demolition of <br />such hulldln6e or struc£ures shall belong to, ~be Agency. <br /> <br />-1- <br /> <br />MAP, 181977 { '" <br /> <br /> <br />
